We completed a £1.8 million project to create a Quality Assurance (QA) laboratory to GMP standards within an existing high bay warehouse.
The project needed to be delivered within a live warehouse environment, meaning construction had to proceed without disrupting ongoing operations. A strict 24-week timeline placed significant pressure on planning and delivery. Adding to the complexity, COVID-19 restrictions impacted both the design and build phases. The scope evolved during the project, and changes in client personnel required adaptability from the delivery team. High technical standards were non-negotiable, as the facility had to meet strict GMP compliance and precise environmental control requirements.
We successfully completed the project four weeks ahead of schedule, achieving a 20% programme reduction. Acting as principal designer and contractor, we delivered a full turnkey solution covering design, build, and validation. Weekly design reviews with the client and end users ensured all functional, operational, and commercial needs were addressed. Value engineering adjustments, including rethinking the plant layout, saved £50k and improved long-term maintenance access. The finished facility included a Grade C cGMP laboratory with advanced monitoring systems to ensure regulatory compliance. Despite external pressures and shifting requirements, we delivered a high-quality, cost-effective outcome.
